Mold is a moisture problem first

Mold spores are everywhere; they only grow where something stays damp. In Frisco that is typically a slow drip from an attic water heater, ceiling drywall that never fully dried after a roof leak, a wall cavity wet from a supply line, or an upstairs bathroom that runs warm and humid all summer. Wiping the spots you can see without fixing the moisture means they come back.

Texas regulates this trade. Anyone paid to remediate mold above a small threshold must hold a mold remediation licence from the Texas Department of Licensing and Regulation, and for larger jobs a separate licensed mold assessor writes the protocol and clears the work afterwards. Proper remediation finds the moisture, contains the area, removes moldy porous materials, cleans what can be cleaned, dries everything and then verifies the result.

What to do first

  • Don't scrub or spray large areas yourself. Disturbing mold spreads spores through the house.
  • Find and stop the water source if you can: a drip under a sink, a toilet seal, the water heater pan, a roof leak.
  • Keep the door to the affected room closed and, if you can, switch off the HVAC zone that serves it.
  • Small patches on hard surfaces (under about 10 square feet, per EPA guidance) can usually be cleaned yourself with gloves and a mask.
  • Anyone with asthma, allergies or a weakened immune system should stay out of the area.

What mold remediation involves

What a restoration contractor should do, so you know what to expect and what to ask.

Finding the moisture

Moisture readings and sometimes thermal imaging show where water is feeding the growth, including inside walls and above ceilings.

Containment

Plastic sheeting and a zip door seal the work area; negative air pressure keeps spores from drifting into the rest of the house.

HEPA air filtration

Air scrubbers filter spores out of the air during and after the work.

Removing porous materials

Moldy drywall, insulation, carpet pad and baseboards are cut out and bagged rather than cleaned.

Cleaning and drying

Framing and hard surfaces are HEPA-vacuumed and cleaned, then dried before anything is closed up.

Clearance

A visual check, and on larger jobs a post-remediation assessment by a licensed assessor, confirms the job is done.

Questions

Mold Remediation: common questions

Do I need a mold test?

Not always. If you can see or smell mold, the priority is finding the moisture and removing the growth. A licensed mold assessor is useful when the source is hidden, for a real-estate transaction, or to clear a large job, and in Texas the assessor and the remediator are meant to be independent of each other.

Is black mold dangerous?

Any mold can cause allergy and breathing problems, especially for sensitive people. Colour doesn't tell you the species or the risk. Treat it all the same way: fix the moisture and remove it properly.

Does insurance cover mold?

Usually only when it results from a covered, sudden water loss, and Texas policies commonly cap mold coverage at a modest amount or exclude it unless you bought an endorsement. Mold from a long-term leak or humidity is generally excluded. Check your policy.
