Dry to the touch isn't dry

After the standing water is gone, drywall, framing, insulation and the slab itself are still holding water. Paint, baseboards and flooring trap it inside. Left alone in a warm house, wet wood swells, drywall softens and mold grows behind the wall where nobody sees it.

Structural drying moves that water out in a controlled way: air movers push air across wet surfaces, dehumidifiers pull the moisture out of the air, and readings are taken each day until the materials match a dry reference from an unaffected part of the house. Then, and only then, is it time to rebuild. In summer the contractor also has to manage the humidity the Texas air brings in every time a door opens.

What to do first

  • Make sure the source is stopped and repaired, or the drying won't hold.
  • Leave the drying equipment running, including at night. Switching it off resets the clock.
  • Keep doors and windows closed and the air conditioning on unless the contractor asks otherwise.
  • Move valuables away from air movers, and keep pets away from the cords.
  • Ask to see the moisture readings each day. You are entitled to them.

What structural drying involves

What a restoration contractor should do, so you know what to expect and what to ask.

Moisture mapping

Readings at the start show exactly which walls, ceilings, floors and cabinets are wet, and serve as the baseline.

Opening up where needed

Baseboards come off, small holes are drilled at the bottom of walls and toe kicks are removed so air can reach wet cavities.

Air movers

Placed to push air along wet walls and floors. More isn't always better; placement matters.

Dehumidifiers

Low-grain refrigerant or desiccant units pull moisture out of the air so materials can keep releasing it, even in a humid Texas summer.

Daily readings

The same spots are checked every day and logged. Equipment is moved or removed as areas dry.

Dry standard

Drying ends when materials read dry compared with unaffected areas, not on a fixed day.

Questions

Structural Drying: common questions

How long does drying take?

Typically three to five days for clean water caught early. Hardwood floors, concrete slabs and water that sat for days take longer.

Why is the equipment so loud and warm?

Air movers shift a lot of air and dehumidifiers give off heat. Warm, moving, dry air is what pulls water out of materials. Expect the room to be noisier and a few degrees warmer for a few days.

Can I turn the equipment off at night?

Better not. Drying works because it runs continuously. Ask the contractor before switching anything off.
