The puddle is the small part of the problem

Frisco homes are mostly two-storey brick-veneer houses built since the late 1990s, with the plumbing, the water heater and sometimes the HVAC up in the attic. When something lets go upstairs, water runs down inside the walls, pools on the slab under the flooring and soaks the drywall from behind. By the time a ceiling stain shows, the framing above it has been wet for a while.

Restoration starts with three questions: where did the water come from, is it clean or contaminated, and how far has it travelled. A good contractor answers them with moisture meters rather than a glance, then removes the water, dries the structure and tells you plainly which materials can stay and which have to go.

What to do first

  • Stop the water at the fixture valve or at the main shutoff, usually in a box near the street or the meter, if you can do it safely.
  • Turn off power to wet rooms at the breaker panel, but only if you can reach the panel without standing in water.
  • Photograph and video everything wet before anything is moved. Your insurer will want to see it.
  • Get rugs, furniture legs and electronics off wet floors. Foil or wood blocks under furniture stop stains.
  • Leave ceiling fans and lights off in any room with a wet ceiling, and don't use a household vacuum on standing water.

What the restoration work covers

What a restoration contractor should do, so you know what to expect and what to ask.

Assessment and moisture mapping

The contractor traces the source, works out how long it has been leaking and maps how far the water has travelled inside walls, under floors and along the slab.

Standing water extraction

Pumps and wand extractors remove free water first so the building has less to give up during drying. It is the opening stage, not the whole job.

Structural drying

Air movers and dehumidifiers dry drywall, bottom plates, subfloors and framing. How many, where and for how long depends on the materials and how wet they are.

Flooring and wall decisions

Carpet pad holds water, laminate and engineered wood swell at the joints, and soaked drywall loses its strength. Some of it dries in place; some has to come out.

Monitoring and documentation

Readings are logged until materials match a dry reference. Photos, readings and notes let you follow progress and back up your claim.

Repair planning

Drying is mitigation. Replacing drywall, flooring or cabinets is reconstruction, often priced separately. Ask which is which before anyone starts.

JobTypical rangeWhat moves the price
One room, clean water, extraction and drying$1,200 – $3,500Floor type, how long the water sat, whether drywall comes out
Several rooms or two floors, mitigation$3,000 – $8,000Square footage, equipment days, materials removed

Questions

Water Damage Restoration: common questions

How quickly should water damage be dried?

As soon as it is safe to begin. Drywall and wood keep drinking up water after the leak stops, and in a warm Texas house mold can get started within a day or two. Early extraction usually means less has to be torn out.

Can wet drywall be saved?

Sometimes. Clean water caught quickly can often be dried in place with only the bottom of the wall opened. Drywall that has swollen, crumbled or been soaked by contaminated water normally has to be cut out.

How long does structural drying take?

Usually three to five days for a typical clean-water loss. Hardwood, concrete slabs and water that sat for days take longer. Drying should end when the readings say dry, not on a fixed day.
