Clay soil, a moving foundation and a pipe caught in between

Almost every home in Frisco is built on a slab foundation over North Texas clay. The clay swells when it is wet and shrinks hard in a dry summer, and the slab shifts a little each time. Water and drain lines that run under or through the slab can crack, separate at a joint or wear where they rub against concrete. Pier-and-beam houses, where the plumbing is reachable, are rare here.

The signs are quiet: a warm patch on the tile where a hot line runs, damp carpet or cupping wood with no leak in sight, the sound of water with every tap off, cracks in grout, or a water bill that climbed for no reason. A plumber locates and repairs the line. Restoration dries the slab, the flooring around it and the bottom of the walls.

What to do first

  • Turn off every faucet and appliance and watch the water meter at the street. If it keeps moving, water is going somewhere.
  • If the warm spot suggests a hot line, closing the water heater's cold supply can slow the leak.
  • Call a plumber for leak detection; they use acoustic listening gear, pressure tests and sometimes a camera in the drain line.
  • Photograph the wet flooring, the warm spot and the meter reading.
  • Call your insurer early. Many policies cover getting to the leak and the water damage it caused, not the pipe itself.

What slab leak repair and drying involve

What a restoration contractor should do, so you know what to expect and what to ask.

Leak detection

A plumber pinpoints the leak with listening equipment, pressure tests and thermal imaging so the floor is opened in one place rather than several.

Repair or reroute

The line is repaired through the slab, or rerouted up through the walls and attic. In a two-storey home the reroute often makes more sense than breaking the floor.

Flooring removal

Carpet pad, laminate and sometimes tile around the leak come up so the slab can dry.

Drying the slab

Concrete gives up water slowly. Dehumidifiers, air movers and sometimes heat mats dry it before new flooring goes down.

Walls and cabinets

Water spreads from the slab into bottom plates, drywall and cabinet bases, which are dried too.

Documentation

Detection reports, photos and moisture logs support the insurance claim and the foundation record of the house.

Questions

Slab Leak Water Damage: common questions

Repair through the slab or reroute?

A reroute avoids breaking the floor and is common where the soil has moved the slab and more leaks are likely. A single through-slab repair can make sense for one failure in otherwise sound pipe. Ask the plumber to price both.

Does homeowners insurance cover a slab leak?

Many policies cover tearing out and replacing flooring to reach the leak and the resulting water damage, but not the plumbing repair. Some Texas policies limit or exclude foundation-related damage. Read yours and ask.

Is a slab leak the same as a foundation problem?

Not necessarily, but they are related. Soil movement can cause a leak, and a long-running leak can soften the clay under one part of the slab. If doors have started sticking or new cracks have appeared, mention it to the plumber and consider a foundation inspection.
