Price guide
What water damage restoration costs
Typical ranges for the most common jobs, what pushes a price up, and how insurance and deductibles fit in. Your price comes from the contractor after an inspection.
What moves the price
Water category
Clean water from a supply line costs least. Gray water (washer, dishwasher) costs more, and sewage or rainwater that ran over the roof or ground most, because more has to be removed.
Area and materials
Square footage, how many floors, and whether carpet pad, drywall, cabinets or wood flooring have to come out.
Drying time
Equipment is usually billed per piece per day. Concrete slabs, hardwood and humid summer weather stretch the drying.
How long it sat
Water caught in hours is mostly extraction and drying. Water that ran for days means removal and often mold work.
Access
Attics, ceilings, tight cabinets and two-storey homes take more labour than a wet floor in an open room.
Repair vs mitigation
Most quotes cover mitigation (water out, dry). Rebuilding drywall, flooring and cabinets is usually a separate estimate, as is plumbing or roofing.

Planning ranges for typical jobs, not quotes or surveyed local averages. They don't include plumbing repairs, roofing or full rebuilding unless stated.
Insurance and your deductible
If your policy covers the loss, you usually pay the deductible and the insurer pays the rest of the reasonable cost of mitigation and repair. Many Texas policies carry a separate wind and hail deductible, often a percentage of the dwelling coverage, which applies when a storm opened the roof. Many restoration companies bill the insurer directly and price jobs in the same estimating software insurers use, so ask whether they will work with your claim.
Whether a loss is covered depends on the cause. Sudden, accidental water from a burst pipe or appliance is often covered; slow leaks, outside flooding and sewer backups often aren't unless you added coverage. The water damage guide walks through the claim steps.

How to compare estimates
- Get the scope in writing: rooms, materials removed, equipment and days.
- Check that mitigation and repairs are listed separately.
- Ask how dryness will be measured and whether you get the moisture log.
- Ask about after-hours or emergency charges up front.
- Ask for proof of insurance, and for the TDLR licence if mold work is included.
